- Preparation of Status Certificates
- Keep financial records up-to-date
- Prepare year-end financial information for the auditor
- Collect all common element fees, including any receivables up to the point of lien
- Make payments to contractors on behalf of the Corporation
- Draft annual budgets for the Board to review and approve
- Professional bookkeeping and accounting
- Provide financial statements detailing current position, account balances, arrears, payables and investments
- Have regular reserve fund study updates conducted
- Provide the engineer with appropriate information to conduct a more accurate assessment of the reserve fund
- Manage special assessments

- Attend meetings of the Board and the Annual General Meeting
- Keep the Corporation minute book up-to-date
- Enforce terms and rules of the Declaration and By-laws, and make recommendations to improve Corporation performance
- Maintain and keep all unit files current
- Serve all infraction notices
- Immediately communicate any changes in the Declaration and Rules to unit owners
- Manage special assessments

- Perform weekly site inspections
- Ensure that proper and adequate Insurance for the Corporation is in place
- Ensure all necessary maintenance and repairs are made to all common elements
- Tender, obtain quotes, negotiate with contractors, recommend suitable contractors to the Board and award contracts based on the Board’s decisions
- Manage onsite cleaning and concierge staff
- Liaison between contractors and the Corporation
- Supervise all contractors
- Establish preventative maintenance procedures for common areas
- Energy Retrofit Management
- Provide 24 hour emergency service
